PLANS A & B

  • Main frame 200mm diameter poles as columns at 3m centers on 500 x 500 x 100mm thick 1m deep concrete pad.  Poles to be C.C.A. treated.  Poles in ground to be wrapped in SABS approved black plastic.

  • 76 x 228mm mill finish C.C.A. treated SA Pine bearers seated on 76 x notched section from pole and bolted with 2 x 10mm galvanized bolts.

  • Truss sections made up from 50 x 228mm joists and 50 x 152mm after and tie beam sections bolted together with 3mm galvanized steel gusset plates and 4 x 10mm galvanized bolts.  Truss fixed to bearers with 2 x 10mm steel nails and one galvanized hurricane clip per point.  Central support beam from 76 x 300mm laminated beam supported on 150mm turned pole and external wall ends.

  • 420 Sisalation covering to trusses on outside and polyethylene sheeting fixed to inside with galvanized clout nails.

  • Victorian profile fibre cement sheeting to roof 6mm thick.  Sheets fixed on white 250 micron PVC underlay with 6mm drive screws with rubber seal washers (product 600-246)

  • Fascias and barge boards to be C.C.A. treated Pine, 30 x 220mm PAR with bottom side rounded with sanded and sealed finishes and fixed with 6mm galvanized drive screws to rafter ends

  • Internal wall and ceiling cladding fixed to inside of truss and fibre cement sheets fixed to outside of truss on 38 x 52mm C.C.A. treated purlins at 450 to 600mm centers.

  • Pine T & G ceilings 12 x 102 wide (sanded and sealed with three coats Woodguard timber preservative, first coat thinned 20% with mineral turpentine) nailed to C.C.A. treated 38 x 38mm brandering

  • External half round cladding.  Moulded section from 38 (51) x 114mm with T & G top and bottom to ensure weather tight fit.  Finished size 33 x 100mm.  Internal cladding of external walls to be 12 x 102mm Pine T & G on 3mm polyethylene insulating layer.

  • Internal walls 38 x 76mm wall frame cladded with 9mm Nu-Lite fibre cement boards and insulated with 9mm softboard.  Internal walls finished with one undercoat and two coats white acrylic PVA.

  • Internal walls to bathrooms and kitchen 9mm Everite Nu-tec fibre cement board finishes with ceramic tiles  with Tylon tileflex adhesive

  • 18mm Shutter board sub-floor with 3mm polyethylene foam insulating layer and 20 x 100mm Pine T & G floor boards sanded and sealed with three coats Woodguard timber preservative, first coat thinned 20% with mineral turpentine.  30 x 102mm C.C.A. treated Pine deck board externally

  • 12 x 76mm Pine skirtings.  16mm Pine quadrants, cornices and edging all round.  Skirting to all internal walls at floor and ceiling levels and quadrant to all internal angle corners of walls.  External corners to have 9 x 44mm Pine cover strip, butt jointed

  • 40mm (3 in 1 mix) Concrete screed to floors in bathrooms and kitchen on 18mm shutter board sub floor on 250 micron PVC and with galvanized bird wire pulled taught and finished with ceramic tiles

  • Windows and frames to be anodized aluminium 28 system (porject out) Yokota single rail curtain tracks to all windows

  • External doors and frames to be anodized aluminium

  • Internal doors to be Pine raised and fielded four panel doors with Pine frames and solid brass hinges and bolts with Union 3 lever lock-sets and rubber doorstops.  Solid brass cabin hooks and eyes

  • One fore extinguisher per house

  • SA Pine stairs from 50 x 228mm stringers with double 50 x 150mm treads.  Balustrades 70 x 70mm newels, 30 x 30mm posts and 30 x 103mm handrail.  Newels fixed to deck with 2 x 10mm coach bolts.  Columns to veranda 100 x 100mm SA Pine.  All sanded and sealed finish

  • Rainwater disposal is PVC halfround gutter and downpipes to front and back

  • Finish to  sawed  timber in two coats waxol

 

PLAN C/D/E/ F & G

  • FLOOR  Raised timber floor on did. 160 to 180 poles, from 21mm x 102 pine t&g on 38 x 228 joists on 76 x 228 bearers.  Wet areas to have ceramic tiles.  Deck area from 30 x 102 pine deck boarding All cca treated timbers.  Tiled section at braai area.

  • WALLS 

  •  a)  External walls from 38 x 114 studs at 600 centres clad internally with pine T&G and externally with log cladding machined from 50 x 152 sections, on a PVC waterproof layer.

  • b)  Internal walls from 38 x 76 timber studs at 600 centres clad with 12,5mm rhino board.

  • DOORS AND WINDOWS

  • a)  Doors -  Meranti full pane doors and frames for external doors and patterned masonite hollow core doors and pine frames, internally.

  • b)  Windows -  Meranti window frames with side hung open out sashes

  • ROOF   Semi A truss style roof with vented gables from pine timber sections, roof clad with Victorian profile fibre cement sheeting, ceilings internally from 6mm rhino board, and externally over deck from 12 x 102 pine t&g.

  • SANWARE AND PLUMBING  Standard white sanware through out with copper piping in walls and polycop in roof areas and under house.  Tiled shower with glass sliding door.  150l pressure geyser included.

  • CUPBOARDS  Standard white melamine with post formed tops to the value of R17 000-00 for plans C & D and R15 000-00 for E, F & G.

  • PAINTING  Gypsum board walls to receive one prime coat and two coats PVA, all exposed timber to receive three coats Nova 16 and timber under house to be coated with Waxol.  Internal timbers to receive Nova 17 matt varnish.  Floors to receive 3 coats polyurethane floor finish.  Roof coated with two coats Plascon NUROOF green.

  • ELECTRICS 

  • a)   12 Light points including standard bowl light fittings

  • b)   8 plug points, geyser and stove point

  • c)   Distribution board

  • d)  Built in stove in value of R2000-00 included.

  • EXTRAS  Bathrooms tiled full height and kitchens tiled to 1,5m high
